The Designated Broker's Handbook

A California broker is answerable to three separate bodies, and they do not answer to each other. The Department of Real Estate holds the license. The association holds the membership. The multiple listing service holds the access. Three rulebooks, three clocks, three sets of consequences â€" and most of the trouble that reaches a designated broker comes from the two they were not watching.

The Designated Broker's Handbook gathers all three into one place and organizes them by the liability chain rather than by agency, so the question a working broker actually asks â€" am I responsible for this, to whom, and by when? â€" can be looked up in one book instead of reconstructed across three organizations' websites.

This is a desk reference, built to be opened when something has gone wrong and, more usefully, before it does. It covers:

• What reasonable supervision requires, and the written policy most offices do not have
• Advertising, team names, and what a broker cannot delegate
• Trust funds, recordkeeping, and the violations that recur most often
• Roster accounting â€" how one licensee's classification can suspend an entire office's access
• The first 48 hours of a complaint, how one actually moves, and what follows

Every requirement is quoted from a published source â€" statute, regulation, or organizational policy â€" with the citation printed beneath it, so any line can be checked against the original. Three appendices close the book: a 69-point supervision audit, a 47-entry violation quick-reference, and a list of primary sources with where to read the current text yourself, free.

Scope is California, deliberately. A book that describes supervision duties in fifty states describes them in none of them precisely enough to be useful.
